New Ways To Increase Housing
State Governments are introducing more creative legislation to increase new housing supply.
Western Australia is proposing changes to its design code which will reduce the size of a block of land required for subdivision from 900 sq m to 700 sq m. It says this will allow more than 50,000 properties across Perth to be redeveloped into smaller lots. The changes are expected to come into effect from mid-2027.
Tasmania is introducing the Modular Housing Finance Guarantee to help boost the construction of more modular homes. The Tasmanian Government will partner with banks to unlock finance for modular homes during the construction phase, where traditional lending models fall short.
It believes this will accelerate housing supply, lower upfront costs and improve access for first-home buyers.
The New South Wales Government introduced initiatives in March 2026 which will reduce red tape and hopefully speed up the construction of homes through the introduction of one authority to oversee project approvals.
Victoria implemented a Single Home Code late in 2025 to streamline approval processes for new homes on blocks of land smaller than 300 sq m.
The Queensland Government has introduced its Land Activation Program which aims to unlock and release government land to private developers.
