New analysis has found that some homes are selling for up to 70% more than their price guides.

Data compiled over six months by property app Homer shows that in some cases the eventual sale price is more than $100,000 above the original price guide.

The analysis compared the published price guides for residential sales in the six months to April to actual sale prices.

It says the biggest price differential between initial price guide and selling price was $117,500 in Sydney, $100,000 in Brisbane and $75,000 in Adelaide.

Hobart properties sold for closest to the original price guide with a $35,000 differential, while Darwin is $46,100, Perth, $56,000 and Melbourne and the ACT $60,000.

Homer CEO, Henry Pedersen says that buyers should still research the market and take price guides “with a grain of salt”.

PropTrack data shows that there are 16 markets in which all sales in the 12 months to June 2026 were for above asking price, three where all sales were at the asking price and two where all sales were below the asking price.
